The Villas on Resort Lots

 

 Villas are built on Resort Lots.  Resort lots have been established by the footprint of each Villa and have premiums set according to their individual views and location.

 

Electric:  Each Villa has its electrical tied into the Resort Common Battery Bank located in the Bodega of  Villa #4.  Electric will be provided at a fair charge to be determined.

 

Water:  Each Villa has a 1250 Gallon Holding Capacity Rain Catchment System installed. The resort will provide backup water as needed at a fair charge to be determined.

 

Sewer:  Each Villa has its own septic and field.

 

Trash:  Each Villa will be responsible for recycling and composting as much as possible. The remainder will be hauled or burned at charge to be determined.

 

HOA: An HOA will be established for maintenance of common grounds to be reexamined as amenities increase.

 

Deed Restrictions are in the process of being formed and will be reevaluated and changed as Resort develops.

 

Property Management will be available for all Villas. Villas are designed so as each room can be rented separately for maximum rental income.

 All of The Villas are built of the beautiful hardwood, Cana Fistula combined with M-2 stucco. Each has  Cedar Ceilings on the top floor, cana fistula flooring combined with tile, double walled with sheetrock finished walls, beautifully tiled bathrooms with special design no door glass block showers, top quality fixtures, ceiling fans in every room, AC, granite countertops and a mango bar in the kitchens, high end stainless steel appliances, two verandas spanning the width of the house in front and one in back for enjoying the views and nature, numerous entries and exits, special design-fully opening glass windows and doors to maximize breezes. This gives the owner the option of being able to completely open up the home and allows for a level of relaxation that only comes with communing with nature. It melds the jungle and ocean with the living space. Villa Brisa (#1):

2B/2Ba with a bodega.  $175,000 plus a lot premium of $60,000. This Villa has the highest spectacular views of all the Villas and optimal breezes.  Expected completion is in April 2008.

 Villa Vista (#2):

2B/2Ba with large game room bodega which could be converted to a 3rd bed/bath. $225,000 plus lot premium of $50,000.  Completion in June 2008. 

Villa Hermosa (#3):

3B/3Ba including Bodega. $230,000 plus lot premium of $50,000.

Completion in April 2008.

 
Villa Recife-also known as The Treehouse Villa (#4):

2B/3Ba including Bodega. $234,000 plus lot premium of $65,000.  Upper Floor is a Master Suite with unobstructed views, which can be easily converted to two rooms of buyers design. Scheduled for completion in April 2008.

Villas #5-#8:
Similar size, style, and construction as Villas1-4 with floor plans and pricing to be determined. Construction has not started.

Estate Lots

 

Estate lots are .60 to .70 of an acre in size. These are extra large lots in which homes will be strategically placed according to the Developer to optimize privacy and views for everyone.


Electric: Solar, Wind, Resort supplied, or Developer approved system in conjunction with Batteries.


Water:  Each buyer will supply their own minimum standard of 1250 Gallon Holding Capacity Rain Catchment System (backup supply may be available at cost to be determined.).


Sewer:  Composting systems.
